FAQ:
How did you arrive at the price you offered on my land? A: Our offer price is based on market rates that we are getting for other properties, the market cash value of the property and the market demand for a property in your area.
Why do you want to buy it? A: We serve clients who don't necessarily have the means to purchase a property outright. We offer owner financing with low down payments and low monthly payments that make land buying achievable to everyone.
I've seen what you try to sell the land for, my property is worth more than what you offered. A: Your right. But with the amount of money and time it takes to market a property we simply can't afford to pay you more and still make a profit. Not to mention, we have to take that profit over the course of 4-5 years in most cases. The advantage with working with us to buy your property is a fast close with cash. No realitor commissions, title agency fees or wondering what shady buyer will pay you.
How can I be sure you aren't going to rip me off? A: Because we don't usually use a title company, this saves us both hundreds of dollars. We do ask that you send us the electronic copy of the deed prior to payment so that we can make sure it is filled out properly. Once we ok the deed, we will issue payment to you and then you can send us the original wet signed copy. If we pay you before we receive the electronic copy, we have no recourse to solve the deed issues if for instance the notary did not sign correctly. We are an LLC in Tennessee. You are welcome to research our business. We certainly have never ripped anyone off or not paid for land that was recorded. That is theft and I do not plan on going to jail.
Why don't you use a title company or escrow service? A: This simply adds too much cost to these cheaper low margin properties. It's also not necessary. We do our own title research into your property and perform due diligence with our team.
How will I get paid? You will have the option of recieving a business check or arranging ACH with your checking account.
How soon can I get my money? A: From the time we start the process of buying until we close is usually less than 2 weeks. Using regular mail instead of email significantly delays this. Once the electronic copy of the deed is emailed (if received Mon-Friday 9-5), we will mail your check or email the process to recieve ACH funds immediately.
What if my spouse was on the deed and they are deceased now? A: It depends on the way the deed was titled to begin with. If it was titled as "joint tenants" than you should be ok as long as the death certificate can be filed or was already filed. If it was not titled as "joint tenancy" then it is by default considered "tenancy in common". Unfortunately, you will have to take the property through probate before its legally allowed to be sold. We would be happy to take a look at the deed to see which kind of deed it is you have.
